The Green Line Effect on Somerville
Before 2022, Somerville was Boston’s most reliable value play: 15 to 20 percent cheaper than adjacent Cambridge, with comparable culture and walkability. The Green Line Extension changed that. Five new T stations transformed previously transit-distant pockets like Magoun Square, Gilman Square, and East Somerville into commute-viable Boston neighborhoods overnight. The result has been three years of compressed rent growth — Somerville now sits roughly 7 to 10 percent below Cambridge, not 15 to 20.
Somerville’s 88 B-NDI score reflects that compression. It is the third-highest-demand market in Greater Boston, behind only Cambridge and the Seaport. For 2026 renters, the question is no longer “is Somerville cheaper than Cambridge” — it’s “is Somerville different enough to justify the still-meaningful premium over Allston or Medford.”

Who Should Rent in Somerville
Somerville works for renters who want urban culture and transit access but don’t need the Harvard-MIT-biotech proximity that Cambridge offers. The premium over outer-ring options like Medford or Malden is real, but so is the lifestyle dividend: more restaurants per square mile than almost anywhere in New England, a younger renter base than most of Boston, and a Green Line that finally makes the entire city commute-viable to downtown.
