Homzora Realty LLC (“Homzora,” “we,” “us,” or “our”) operates homzorarealty.com (the “Site”). This Privacy Policy explains what information we collect, how we use and share it, and the choices you have. By using the Site you agree to these practices.
1. Information We Collect
Information you provide. When you complete our neighborhood-match or lead-intake form, subscribe to our newsletter, respond to the Boston Renter Survey, apply as a partner agent, or contact us, we may collect your name, email, phone number, budget range, preferred neighborhoods, moving timeline, and any other details you submit.
Information collected automatically. Our hosting provider and analytics tools log technical data such as your IP address, browser type, device information, referring/exit pages, and timestamps. We and our partners also use cookies (see Section 7).
2. How We Use Your Information
We use information to respond to inquiries; match you with a licensed Massachusetts real estate agent when you request it; send newsletters and market reports you opt into; compile and improve our housing research and the Boston Renter Survey; operate and improve the Site; and comply with legal obligations.
3. Agent Lead Referrals
If you submit our lead-intake or neighborhood-match form, you are requesting to be connected with a real estate professional. By submitting, you authorize Homzora to share the information you provided with one or more licensed Massachusetts agents or brokers so they may contact you. Homzora is not a licensed brokerage and does not represent buyers or sellers; any referral is a connection only, and any resulting relationship is solely between you and the independent agent.
4. SMS / Text Messaging
If you provide your mobile number and opt in, we may send texts related to your inquiry or our services. Message and data rates may apply and frequency varies. You can opt out anytime by replying STOP, or reply HELP for assistance. We do not sell or share mobile opt-in information or consent with third parties or affiliates for their marketing or promotional purposes.
5. Email Communications
We send email through Resend, a third-party email delivery service, from info@homzorarealty.com. We use email to deliver things you asked for, such as a report you requested or the quarterly Boston Renter Report, and occasionally to tell you about new research.
Every marketing email includes an unsubscribe link. You can also opt out at any time by replying to any email from us or writing to info@homzorarealty.com. We do not sell or rent email addresses.
6. Affiliate Disclosure
Homzora participates in affiliate programs, including the Amazon Associates Program and Commission Junction (CJ). We may earn a commission when you click certain links and make a purchase or complete an action, at no additional cost to you. Affiliate relationships do not influence our editorial content.
7. Cookies, Analytics, and Advertising
We use cookies and similar technologies to operate the Site, analyze traffic, and serve advertising.
- Analytics. We use analytics services such as Google Analytics to understand how visitors use the Site.
- Google AdSense. Third-party vendors, including Google, use cookies to serve ads based on your prior visits to this and other websites. You may opt out of personalized advertising via Google Ads Settings or aboutads.info.
Most browsers let you refuse or delete cookies; doing so may affect Site functionality.
8. AVA Chat Assistant
Homzora operates an on-site chat assistant called AVA. When you send AVA a message, we retain the text of that message together with the page you were viewing and the time it was sent.
We keep these messages. They are stored on our own servers and retained indefinitely unless you ask us to remove them. We use them to understand what questions Boston renters and buyers are asking, to decide what research and articles to publish, and to improve AVA’s answers.
We may publish aggregated findings drawn from these messages, for example the most common questions asked in a given quarter. Any such publication reports patterns across many conversations. We do not publish individual messages in a form intended to identify the person who sent them.
Please do not enter personal information into AVA, including your full name, street address, phone number, account numbers, or anything you would not want retained. AVA does not need this information to answer housing questions.
We do not sell individual chat messages. If ownership of Homzora Realty LLC changes, retained messages may transfer as part of that transaction, subject to this policy.
To request deletion of messages you have sent to AVA, email info@homzorarealty.com with the approximate date and page. Because we do not store IP addresses or account identifiers alongside chat messages, we may need additional detail from you to locate them.
9. How We Share Information
We do not sell your personal information. We share it only with licensed agents when you request a referral (Section 3); with service providers who help operate the Site (hosting, email, SMS, analytics, advertising, and the on-site AI assistant) under obligations to protect it; and when required by law or to protect our legal rights.
10. Third-Party Services
The Site relies on third-party services that may process limited data, including our hosting provider, Google (Analytics and AdSense), Resend (email delivery), our SMS provider, affiliate networks (Amazon Associates and CJ), and the AI chat assistant. Each operates under its own privacy policy.
11. Data Retention
We retain personal information only as long as necessary for the purposes described here or as required by law, after which it is deleted or anonymized.
Two categories are retained longer than that general rule, and we state them plainly:
- Chat messages sent to AVA are retained indefinitely as research data, as described in Section 8. You may request deletion at any time.
- Survey responses are retained indefinitely so that quarterly figures remain comparable across years. They are stored without your name and are reported only in aggregate.
Website analytics are stored without IP addresses. We record a coarse region and a one-way visitor identifier that changes daily, neither of which can be traced back to you.
12. Your Privacy Rights
You may request to access, correct, or delete the personal information we hold, and you may opt out of marketing at any time. Depending on your location (for example, California or the EU/UK), you may have additional rights. To exercise any right, email info@homzorarealty.com and we will respond as required by law.
13. Data Security
We take reasonable technical and organizational measures to protect your information. However, no method of transmission or storage is completely secure, and we cannot guarantee absolute security.
14. Children’s Privacy
The Site is not directed to children under 16, and we do not knowingly collect their personal information. If you believe a child has provided us information, contact us and we will delete it.
15. Third-Party Links
The Site contains links to third-party websites. We are not responsible for their content or privacy practices; review their policies before providing information.
16. Changes to This Policy
We may update this Privacy Policy from time to time. Changes will be posted here with a revised “Last updated” date. Continued use of the Site after changes constitutes acceptance.
