MARTA fares are taken from the transit authority directly. Rent burden and renter household share are from the US Census Bureau American Community Survey. The rent burden figure covers the Atlanta metropolitan area rather than the City of Atlanta, and the two are not interchangeable. Renter sentiment and neighborhood demand require survey responses and are not published until we have collected them.

Sources, methodology and maintenance

Version 1.0.0. Initial source review: September 9, 2026. Properties were selected because their public pages provided readable fee or offer details. This convenience sample cannot support citywide rankings or averages.

Fee records describe individual charges; they do not establish the full mandatory-fee total. Optional parking is conditional. Deposits and usage-based utilities are not folded into recurring charges. Unknown means not established, not zero.

Offer observations preserve maximum discounts and missing eligibility terms. A reliable effective base rent requires the specific unit, base rent, lease length and exact concession credit. Average monthly base rent after a credit would be (base rent × lease months − credit) ÷ lease months; fees must then be considered separately. No offer-level effective rents are calculated here.

MARTA annotations join by the original area label. The rent snapshot was retrieved September 9, 2026; that retrieval date does not make its rent estimates current. Existing source observations, review status and licensing notes remain in the JSON extension. Unmeasured access fields stay blank.

These records require manual editorial updates. Fee observations become review-due after 30 days and offers after 7 days; dated offers also show expiry when supplied. Page caching can delay status changes. Downloaded files contain dated snapshots. No automatic source rechecking is implied.

Third-party source rights remain with their owners. This pilot does not apply a blanket open-data license to copied source material. Report corrections through Homzora contact.
