Allston is Boston’s reliable value play. Student-heavy, restaurant-dense, B-Line transit, and prices that have stayed roughly 15 to 20 percent below adjacent Brookline for a decade. For renters in their twenties who want urban energy without paying Cambridge or Seaport rates, Allston is the obvious answer.

Why Allston Stays Affordable

Allston’s affordability is driven by its renter mix. Boston University, Boston College, Berklee, and Harvard students dominate the neighborhood, creating both a constant tenant pipeline and high turnover. Building stock is older — many three-decker walkups built between 1900 and 1940, less new construction than Cambridge or the Seaport. Property condition varies wildly. The September 1 moving day chaos that defines Boston rental culture is at its most extreme in Allston.

Who Should Rent in Allston

Allston is unbeatable for renters in their early-to-mid twenties on tight budgets who want Boston urban culture without the price. Graduate students, recent grads, early-career restaurant and creative workers, anyone who values the rent-to-rooftop-deck ratio over building quality. Older renters and families typically find more value in Somerville, Brookline, or East Boston.
